You know that big stretch of farmland in southwest Lakeville, right off I-35 south of County Road 70? It might not stay farmland much longer.

A development company called Artemis is proposing to build a whole new neighborhood there, we're talking anywhere from 460 to 1,440 new homes, plus shopping centers and possibly even a school. The site covers about 390 acres across 21 different properties.

Two Options on the Table

Artemis has put forward two different plans for the city to consider:

Option 1: About 460-1,000 homes plus a big shopping area (548,000 square feet—think multiple big-box stores and smaller shops)

Option 2: Way more homes (1,270-1,440) with a smaller shopping area (300,000 square feet) and a 29-acre school site

The first option fits with Lakeville's current growth plan. The second one is bigger and would need approval from the Metropolitan Council to expand city utilities out that far.

Where Things Stand Now

The project is going through environmental review right now. The city needs to study how this much development would affect things like traffic, water runoff, wildlife, and air quality.

Here's where you come in: There's a public comment period open until November 20th if you want to weigh in. After that, the city will put together a draft environmental review before making any final decisions.

When Would This Actually Happen?

If everything gets approved, construction could start as early as spring 2027. But this wouldn't all happen at once—it would be built out in phases over several years. First up would be roads, water lines, sewers, and all the behind-the-scenes infrastructure stuff.

Artemis Development Co. is a partnership between two local companies: Tradition Development (based right here in Lakeville) and Gonyea Cos. from Golden Valley. They're also working on a similar project up in Andover.
