The Lakeville Planning Commission unanimously approved a new 9,000 square foot medical office building during their September 4th meeting, bringing much-needed pediatric care back to the community after years of limited local options.

The Development Details

MSP Commercial, a Minneapolis-based healthcare development company with 55 medical office properties in the metro area, received approval to construct the single-story facility on Pilot Knob Road, just south of 160th Street and east of the Hy-Vee grocery store.

The developer presented alongside their full professional team, including Brian Nygard from Civil Sight Group (civil engineering) and Steve Patesel from Mohagen Hansen (architecture), demonstrating the level of preparation that led to swift approval.

Grow Pediatrics Returns to Lakeville

The anchor tenant will be Grow Pediatrics, a practice that originally started in Lakeville before expanding to locations in Inver Grove Heights and Richfield. Their return addresses a significant gap in local pediatric services that has required many families to travel 20+ minutes for routine children's healthcare.

"They originally started their roots here in Lakeville, so they're excited to get back to the Lakeville community," said Rodney Hint, representing MSP Commercial at the meeting.

Strategic Location Choice

The building's location next to Hy-Vee represents strategic thinking about patient convenience. Parents will be able to combine grocery shopping with medical appointments, reducing travel time and making healthcare more accessible for busy families.

The site also benefits from:

  • High visibility on Pilot Knob Road

  • Easy highway access via 160th Street

  • Proximity to growing residential areas

  • Established commercial infrastructure

What This Means for Lakeville

This approval signals broader confidence in Lakeville's continued growth. When established healthcare developers invest in a community, it typically indicates strong demographic trends and economic fundamentals.

MSP Commercial's track record includes the successful Summit Orthopedics facility completed in Lakeville in 2022, demonstrating their familiarity with the local market and regulatory environment.

Timeline and Next Steps

While construction timelines weren't announced during the meeting, projects with complete architectural plans and secured financing typically break ground within 6-12 months of approval.

The preliminary plat and PUD development stage plan will next go before the Lakeville City Council for final approval, which is typically procedural following planning commission recommendation.

Additional Tenant Space

The building is designed for two primary tenants, with MSP Commercial actively seeking pediatric dental groups to complement Grow Pediatrics. This would create a comprehensive children's healthcare hub in one convenient location.
